ABOUT BRISCO
In 2012, Peter Spiro founded Brisco Funding LLC, a private lending company. The company originated loans to real estate developers for new construction and fix-and-flip projects. Now, in 2023, Brisco Funding has been rebranded as Brisco Investment Group to emphasize our commitment to our investors to providing access to the best income-producing investment opportunities possible, wherever they may be.

Our inaugural fund under the new name is Brisco Income Fund, a fund-of-funds which invests in a portfolio of private lending funds that offer various types of secured financing, such as real estate lending, auto loans, factoring, and litigation finance. The fund aims to provide consistent returns with monthly payouts while preserving capital by carefully selecting the private lending funds with the best risk/reward ratios possible.

Patrick Cole is a highly accomplished professional with extensive experience in the financial services industry. As President of Armada Mercantile Ltd. since 1991, he has led a group of companies specializing in consulting, advisory services, broker/dealing, and trade finance. Patrick's expertise includes capital formation, mergers and acquisitions, IPOs, DPOs, and negotiating transactions for private and public companies. His strong relationships with banks, investors, and broker/dealers have contributed to his success in raising capital globally. Patrick's commitment to building partnerships and his tenure as a partner at Redrock Trading Partners further solidify his influence in the financial industry.

Adam Potter Adam is a highly experienced Business, Tax & Trial Attorney with a proven track record of 25 years. He specializes in providing strategic guidance to small business owners and entrepreneurs, offering comprehensive advice on a wide range of business, legal, and tax matters. Adam's expertise lies in designing advanced level business structures specifically tailored for privately held businesses. As the founder of his Firm, he has established a unique client culture that focuses on delivering top-quality legal representation and advanced tax strategies. John is the visionary founder behind Avondale Private Lending, a result of his own private lending experiences in 2015. With a focus on funding successful renovation projects in Dallas, John recognized the immense potential in private lending for both real estate borrowers and income-oriented investors. Since its inception, Avondale Private Lending has originated over 475 private loans, amounting to a remarkable $200 million in funding. The fund's investors have enjoyed consistent annual returns ranging from 8% to 12%. Demonstrating his commitment to excellence, John is an esteemed member of the American Association of Private Lenders (AAPL) and has earned the prestigious Certified Fund Manager designation from AAPL. He holds a bachelor's degree in finance from TCU, further enhancing his expertise in the field. With his passion for private lending and dedication to delivering exceptional results, John continues to drive Avondale Private Lending towards continued success.

PRIOR INVESTMENT FUNDS
Brisco Funding LLC - This was our first private lending fund which was formed in 2012 and operated until 2021. We initiated loans to fix-and-flip developers. Investors invested on a note and were paid 8% interest with monthly payments for the life of the fund.

Brisco High Yield Fund LLC - This was another private lending fund and our first Reg D offering. It was run in parallel with Brisco Funding from 2015 to 2021. Investors earned an average of 8.75%.

RJJ Wholesalers LLC - This was a Reg D offering where we generated yield from real estate wholesaling. We returned an average of 10.7% IRR to investors with quarterly dividends.

RJJ Corner Stone LLC - Multifamily real estate transaction in Montgomery, AL where we generated a 15.4% IRR for investors, 5 year hold time.
